Reprice your POSB home loan

Switch to a new POSB Home Loan package to enjoy potential savings.
Unlock a lower interest rate for more savings on your monthly mortgage repayments. You can also adjust your loan tenure or repayment structure to better suit your financial goals.

Make a partial loan repayment

A partial repayment is a one-time payment that helps reduce your outstanding home loan balance.  If you repay during the commitment period, prepayment charges or fee clawbacks may apply. 
Minimum partial repayment amountYou can make a partial repayment from S$10,000, in multiples of S$1,000. 
Partial repayment effective dateYour partial repayment will take effect one month after your request is submitted.
Revised monthly instalmentYour subsequent monthly instalment will be adjusted after the partial repayment, while your remaining loan tenure stays the same.
Notification upon successful deductionYou will receive a notification letter with your updated monthly instalment amount within 2 weeks after the partial repayment takes effect.

Pay your loan in full

Paying your home loan in full, also known as redeeming your loan, means settling the outstanding balance and closing the loan account. If you wish to redeem your loan early, we require either 2 months’ notice or payment of 2 months’ interest in place of the notice period. 
Launch digibotSelect Authenticate me and complete the authentication using either your digibank login or your card and PIN.
Step 1Select Submit new request. Check that your contact information with the bank is up to date, then select Yes.
Step 2Select Full Repayment. Review the important details and select Acknowledged. Then review the notes on your current outstanding balance and redemption letter. Then select Proceed.
Step 3Select any one of the loan account(s) under the property address for which you would like to make full repayment. Then select Proceed to confirm.
Step 4Choose your preferred repayment mode. Review the end date of your 2-month notice period and select Acknowledged. Then read the important notes and select Proceed.
Step 5Review your selections and details, then select Complete Submission to complete your full repayment request.

Change loan servicing account

A loan servicing account is the account used to pay your monthly home loan instalments. You can change this to another eligible DBS/POSB account.  At this time, only single borrowers can apply online through digibot.
Launch digibotSelect Authenticate me and complete the authentication using either your digibank login credentials or your card and PIN. 
Step 1Select Submit new request. Check that your contact information with the bank is up to date, then select Yes. 
Step 2Select Change Loan Servicing Account, then choose the loan account you would like to update. 
Step 3Select the DBS Current/Savings or POSB Savings account you would like to use as your new Loan Servicing Account (LSA) and select Proceed. Only DBS/POSB Savings Accounts in a single name or joint-alternate arrangement are eligible. Trust accounts are not accepted.
Step 4Review your selections and details, then select Complete Submission. Read the important notes and select Submit to complete your request. 
How long do I have to wait for the change to take effect?Your loan servicing account will be changed 5 days after we receive your submission. Please ensure the new account has enough funds for your monthly instalments. 

Repay your home loan using CPF funds

Learn how to use your CPF funds for your monthly home loan instalments, revise your monthly repayment amount, or use make a partial or full repayment of your home loan.​
Step 1Visit CPF website and login with your Singpass.​
Step 2Under Home ownership, select Using CPF for housing.​
Step 3Under Manage housing monthly instalments, select Manage instalments.​
Step 4Select your property under Property Details and click Next.​
Step 5Select Commence Monthly Instalment and click Next.​
Step 6Read through the information before selecting Start. Enter DBS Bank Ltd as the financier, indicate your monthly CPF instalment amount, and select the month to commence the monthly instalment.
Step 7Read the Terms & Conditions and select the checkbox to provide your declaration, then click Next.​
Other items to noteReview and confirm that the information you have provided is correct then click Submit.​
OthersPlease note that you may also Revise Monthly Instalment or Cease Monthly Instalment following the steps above.​
